Phase 2A designates the areas along El Camino Real and 5th Avenue as primarily Commercial Mixed Use (CMU), with some areas designated as Neighborhood Mixed Use-El Camino Real (NMU-ECR). Adopted in 2017, the new zoning regulations replace the previous C-1/S-1, C-2/S-1, PUD and P zoning along the northeast side of the El Camino Real, and 5th Avenue between the El Camino Real and the Southern Pacific right of way. The intent of the rezoning is to allow some redevelopment of existing commercially zoned areas, with more attractive and appropriate development and a greater mix of residential and commercial uses. The rezoning allows for greater diversity and intensity of uses in these areas, while still preserving the character and quality of life in adjacent neighborhoods.
